Avenir's median sale price sat at $1,094,000 over the trailing twelve months reported in Q1 2026, with roughly 135 active listings ranging from $769,900 to $21,950,000. That single number hides almost everything a buyer needs to know. Two homes on the same street, from the same builder, in the same phase can carry meaningfully different annual costs. And since the Publix at 12325 Northlake Boulevard opened on May 21, 2026, the market has started repricing lots by their walking distance to a grocery store that did not exist eight weeks ago.
The thesis is simple. In Avenir, the address is the same for everyone. The economics are not.
Every Avenir listing has a headline price, an HOA figure, and a square footage. What it usually does not surface is the Community Development District assessment attached to that specific parcel.
The Avenir CDD was established in 2017 under Chapter 190, Florida Statutes, and its annual assessment appears as a non-ad valorem line on the Palm Beach County property tax bill, typically paid through escrow if you finance the home.
The fiscal year 2025/2026 district budget lists $6,892,739 in operations and maintenance assessments across the community, funding landscaping, lake and littoral maintenance, midge and mosquito control, street sweeping, clubhouse staffing, pool operations, tennis and pickleball, security cameras, and social programming. That work is not free, and it is not billed uniformly.
Three points from that budget matter to a buyer:
At the low end that is about $6,000 a year in combined community carry. At the high end it is closer to $10,000 before you have paid the mortgage, insurance, or ad valorem taxes. On a thirty-year hold, the spread between two identical-looking homes can exceed $100,000, and none of it shows up in a "price per square foot" comparison.
New construction pricing in Avenir has stabilized in 2026, and builders have shifted their competitive tools from headline discounts to carrying-cost concessions. The clearest current example is DiVosta at Avondale, which for a limited time is paying the majority of the CDD fees for buyers on select homes. That is not a rebate at closing. It is a reduction in the annual tax bill for as long as the incentive covers.
A buyer who negotiates only on sticker price is missing the more valuable lever. A $10,000 kitchen credit is a one-time event. A builder-paid CDD assessment on a home carrying $2,500 in annual district charges is worth more over any reasonable ownership horizon.

Starting prices are base-plan figures before lot premiums and options. Ask each builder to show you the CDD estimate for the specific parcel, not the enclave average.
Avenir's days-on-market figure moved from approximately 95 days a year ago to roughly 70 days in early 2026, a 26 percent compression. This happened before Publix cut a ribbon. Buyers were pricing in the calendar.
The May 21, 2026 Publix opening at the Town Center is the first anchor of a nearly 200,000-square-foot mixed-use district that will roll out through the balance of 2026. Confirmed and announced tenants include Walgreens, Seppe Pizza Bar, Kitchen Restaurant, Taki Kappo Omakase, H&H Bagels, Smoke and Maple Gastropub, Field of Greens, Sloan's Ice Cream, Carmela Coffee, Venetian Nail Spa, Kevin James Salon, Velocity Community Credit Union, and Mr. Golf Cart. The center is designed for golf-cart access from every residential enclave via Avenir's internal path network.
Public infrastructure has moved in parallel. Fire Station 6 is operational, the Jupiter Medical Center micro-hospital on site is open, and on January 22, 2026, the Palm Beach Gardens City Council approved an $18 million freestanding emergency room at Coconut Boulevard and Northlake Boulevard, with construction slated to begin in Summer 2026.
The mechanical effect on pricing is straightforward. Lots within a comfortable golf-cart ride of the Town Center are now producing a use value they did not have when the community was pre-retail. Homes deeper into the western phases still benefit from the amenity, but the marginal buyer is beginning to distinguish between "walkable to Publix" and "a cart ride away." That distinction did not exist on portal comps six months ago and is not fully priced in yet.
Under $1M. The carrying-cost differential matters most here in percentage terms. Focus on Avondale and Regency, run the numbers with the specific parcel's CDD, and confirm which portion, if any, the builder is absorbing.
$1M to $2M. APEX by GL Homes, Solana Bay by Akel, and L'Ambiance by Kolter overlap in this band. Lot selection, water or preserve frontage, and Town Center proximity begin to explain most of the price spread. If a home is priced at a discount to comparable listings, ask why. It is often a parcel with a higher CDD assessment or a lower-amenity view.
$2M and up. Coral Isles by Kenco and Panther National dominate. At this tier the CDD is a smaller percentage of total cost, but golf membership economics, custom-build timelines, and the finite Panther National inventory drive value more than any published median.
Is the CDD assessment negotiable? The assessment itself is set by the district, not the builder or seller. What can move is whether a builder covers some or all of it as an incentive on new construction, as DiVosta is currently doing at Avondale on select homes.
Does the Town Center opening change resale values across the entire community? It changes them unevenly. Every home benefits from a functioning grocery and pharmacy inside the gates. Homes with cleaner golf-cart access are likely to see a larger premium.
What is at Panther National that justifies the pricing? Panther National sits within Avenir and centers on a Jack Nicklaus Signature Championship course that opened in November 2023, with a 55,000-square-foot clubhouse. Estate pricing runs from $4.2 million into the low $20 millions.
When does the rest of the Town Center open? Publix opened May 21, 2026. Walgreens and additional retail and dining tenants are opening on a rolling schedule through 2026, with restaurants like Seppe Pizza Bar, Kitchen Restaurant, Taki Kappo Omakase, and Smoke and Maple expected during the summer and early fall.
Avenir rewards buyers who read past the headline. The best value in the community this year is not necessarily the lowest sticker price. It is the parcel whose carrying cost, lot orientation, and cart-path geometry the seller has not yet fully priced.
