Buying a Second Home in Northern Palm Beach County

Buying a Second Home in Northern Palm Beach County

Season starts in October. Between now and Thanksgiving, a large share of the buyers walking through homes in Jupiter, Palm Beach Gardens, Tequesta, Juno Beach, North Palm Beach and Stuart are not moving here. They are buying a place to be for four to six months a year.

That is a different purchase than a primary residence, and almost every expensive surprise a part-time owner runs into traces back to a decision made in the first week of shopping. Not the price. The property type, and the plan for the months nobody is in the house.

This is the guide we give our seasonal buyers before they start touring.

Start here, before you look at a single listing

Question

Why it decides everything

How many weeks a year will you actually be here?

Under 10 weeks changes the math on almost every property type

Who is here when you are not?

Determines whether you can own a single family home comfortably

Do you want to walk to anything?

Splits the list between coastal town and gated community fast

Boat, golf, or beach?

Three different maps of the same region

Will family use it when you are gone?

Changes the furnishing and access plan, and the insurance conversation

Is renting it out part of the plan?

Must be answered before you choose a town, not after

Buyers who answer these honestly land in the right property the first time. Buyers who skip them usually buy the house they liked on a beautiful Tuesday in February and spend two years managing it from a thousand miles away.

The property type decision is the whole decision

Everything else follows from this one.

Condo. The lowest personal maintenance option. The association handles the roof, the exterior, the landscaping and usually the insurance on the structure. You handle the interior. For an owner who is here ten weeks a year, this is often the honest answer. The trade is that you are buying into a budget and a board you do not control, and in Florida the reserve funding and milestone inspection picture for a given building matters more than the finishes inside the unit. Ask for the association's financials and inspection status every single time.

Villa or townhome in a managed community. The middle path. More space and usually a garage, with exterior maintenance still handled by the association. Popular with part-time owners who want a golf cart and a front door rather than an elevator.

Single family home in a gated community. More privacy, more control, more responsibility. Lawn, pool, pest and pressure washing become contracts you manage. Workable, and a lot of seasonal owners do it well, but only with a real vendor list and somebody local checking on the house.

Single family home outside a community. The most freedom and the most work. Fine if you are here most of the year. Difficult if you are not.

Acreage. Generally not a part-time property. Wells, septic, pumps, generators, pasture and the pace at which land goes back to nature in a Florida summer make this a full-time commitment. If the land appeals to you, read our guide on living in Jupiter Farms and be honest about whether you will be here to run it.

What an empty Florida house actually needs

This is the part nobody explains at the showing. A house sitting closed from May to October in South Florida is under a different kind of stress than a house sitting closed through a northern summer. Heat and humidity are the whole story.

Air conditioning stays on. Not at 78, but not off either. Most owners here leave the system running in a humidity-controlling range so the interior does not grow anything. A smart thermostat with a humidity readout and remote alerts is the cheapest insurance you will buy.

Water gets shut off at the main. A supply line failure in July with nobody in the house is one of the worst claims in Florida real estate. Shut the main, or install an automatic leak detection shutoff valve. Many carriers look favorably on the latter.

Somebody inspects the house on a schedule. Weekly or biweekly, inside and out. Not a neighbor doing you a favor. A paid, insured property watch service with a written checklist and photos. Your insurance policy may quietly require it.

Pest control does not pause. Ants, roaches and rodents find an empty house quickly.

Landscape stays on contract through the summer. Growth is fastest exactly when you are gone, and an overgrown property is both a code issue and a signal to anyone watching the street.

Storm plan is written down before June. Who closes the shutters or installs the panels, who moves the patio furniture, who checks the house afterward, and how you get an answer within twenty four hours. If your plan is "I will fly down," your plan will fail during a named storm.

Generator and pool get serviced. If you have either, they need attention on a schedule whether you are here or not.

Insurance, and the vacancy question

Florida insurance is its own conversation, and for a second home it is a different conversation than for a primary residence. The key points to raise with an agent early, before you are under contract:

  • Whether the carrier treats the property as a secondary or seasonal residence, and what that does to eligibility and cost.
  • Whether there is an occupancy or vacancy condition in the policy, and what it requires of you.
  • Roof age, roof type and the four point and wind mitigation inspections, which drive pricing more than most buyers expect.
  • Flood coverage, separately, based on the actual flood zone and elevation for that address.
  • For condos, what the association master policy covers and where your unit owner policy has to pick up.

Get an insurance quote during your inspection period, not after. On some properties the insurance answer is the deal.

Taxes and residency, in plain terms

A second home in Florida is not treated the same as a homesteaded primary residence, and the difference shows up on the tax bill and in how assessed value moves over time. Whether you should change your domicile to Florida, and what that involves, is a real decision with legal and financial consequences that go well beyond real estate.

We are not going to publish numbers here, because they change and because your situation is not the same as the next buyer's. Two things we will say plainly: ask your accountant and, if you are considering changing residency, an attorney, and do it before you close rather than after. And when you want to understand how the tax picture differs between counties in our footprint, start with our post on Martin County versus Palm Beach County property taxes and then take the specifics to your accountant.

If you want to rent it out when you are not here

Answer this before you choose a town. Short term rental rules vary by municipality and by community, and the community layer is usually stricter than the city layer. Plenty of gated communities in Palm Beach Gardens and Jupiter set minimum lease terms and limit how many times per year you can rent. Some condo associations require board approval of every tenant.

If rental income is part of your plan, tell your agent on day one. It removes a large share of the inventory from your list, and finding that out in week six is a bad week.

Where part-time owners actually land

Town

The draw for seasonal owners

Worth knowing

Jupiter

Beaches, the inlet, boating, a real downtown feel along the waterfront

Broadest range of property types, from condos to waterfront estates

Juno Beach

Walkable to the sand, smaller scale, condo-heavy

Strong lock-and-leave inventory, oceanfront buildings vary widely in reserves

Palm Beach Gardens

The deepest set of gated and country club communities in the region

Easiest place to find a true turnkey managed property

Tequesta

Village pace, owner-operated restaurants, river access

Smaller inventory, and it moves quickly when the right one comes up

North Palm Beach

Village-owned golf, canal streets, quieter coastal feel

Good value relative to neighbors, with a mix of older and renovated stock

Stuart

Historic walkable downtown, the St. Lucie River, serious boating and fishing, arts and dining

Martin County pace and relative value, about forty minutes north of Jupiter

Stuart deserves a specific mention for seasonal buyers, because it is consistently the best value comparison in our footprint. You give up some proximity to Palm Beach International and gain a downtown you can actually walk, a strong boating culture, and more house for the money.

Buying in October versus waiting for spring

Fall is not a quiet market here, it is the beginning of the season. Inventory that has been sitting through the summer is still available this fall, and some of those sellers are more flexible than they will be in January when the showing traffic picks up.

By January and February you are competing with the full seasonal buyer pool, in person, on the same handful of well-presented homes. The tradeoff is that you also have more to choose from.

There is no universal right answer. The practical one: if you find the right property in October, the fall market usually treats you better on terms. If you are still deciding what you want, use season to learn the towns and buy in the spring with better information.

A note for buyers

Line up three people before you tour: an agent who works this specific region, an insurance agent who can quote quickly, and an inspector. For condos, add a review of the association's financials and milestone inspection status to your checklist as a non-negotiable.

And ask for current numbers rather than trusting a figure in an article. Price bands in Jupiter, Palm Beach Gardens and Stuart have moved differently over the past two years, and the useful comparison is always live inventory. Message us and we will send what is actually active and what has actually closed in the profile you are shopping.

A note for sellers

If your home is a good part-time property, say so in the marketing. Turnkey furnished, a managed community, a newer roof, impact glass, a whole-house generator, low exterior maintenance, and a clean insurance profile are all selling points to a seasonal buyer, and most listings bury them.

Fall is when these buyers arrive. If you are thinking about listing into season, get in front of the timing rather than behind it, and ask us for a current read on your community.

Frequently asked questions

What is the best type of second home in Northern Palm Beach County? For owners here under about ten weeks a year, a condo or a villa in a managed community is usually the right call. For owners here four to six months, a single family home in a gated community works well with a vendor list and a property watch service.

Do I need a property management company for a seasonal home? You need someone local checking the house on a schedule. A full management company is optional. A property watch service with a written checklist and photo reports is close to essential, and your insurance may require it.

Should I leave the air conditioning on when I am gone? Yes, in a humidity-controlling range rather than off. Humidity, not heat, is what damages a closed Florida house.

Should I shut the water off? Most seasonal owners do, at the main, or they install an automatic leak detection shutoff valve. Supply line failures in an empty house are among the most expensive claims in the state.

Is homeowners insurance more expensive for a second home in Florida? It is priced differently and eligibility rules can differ. Roof age, wind mitigation features and flood zone drive the number more than occupancy alone. Get a quote during your inspection period.

Can I rent out my second home between visits? Sometimes, and the community rules usually matter more than the city rules. Minimum lease terms and approval requirements are common. Confirm both layers before you buy.

How does Florida property tax work on a home that is not my primary residence? A non-homesteaded property is treated differently than a homesteaded one, both in exemptions and in how assessed value moves year to year. Ask your accountant about your specific situation before you close.

Is Stuart a good option for a seasonal buyer? Often, yes. You trade about forty minutes of drive time toward the airport for a walkable historic downtown, strong boating on the St. Lucie River, and better value per square foot than the Jupiter and Palm Beach Gardens corridor.

When should I buy if I want to use the home this season? October and November are realistic if you move on a property quickly. Closing timelines, insurance binding and getting vendors set up take longer than buyers expect, so earlier is better.

Can I buy acreage as a seasonal property? We would talk you out of it in most cases. Land needs year-round attention. If you want space and are here full time, read our Jupiter Farms guide instead.

Talk it through with someone local

The Wolfe Team works across Northern Palm Beach County and Martin County, from beach and waterfront to country club and acreage. We work with seasonal owners every year, and the pattern is consistent: the right property type and a real plan for the empty months are what separate a second home people love from one they quietly sell in three years.

Tell us how many weeks you will be here and what you want to do when you are, and we will send you a current list that actually fits.
