• The Wall Street South migration. More than 250 financial firms have moved or expanded into Palm Beach County over the past decade, with a fresh wave landing in 2025 and 2026. Firms like Bessemer Trust, Baron Funds, and Wells Fargo's wealth management group are part of why downtown demand keeps climbing.
• The Nora District. A 40-acre warehouse district just north of downtown is being rebuilt into dining, shops, and a boutique hotel. Pastis, Nami Nori, Loco Taqueria, and others have opened, with the 201-room Nora Hotel arriving in fall 2026.
• Downtown development. Related Ross and other developers have billions in office, residential, and mixed-use projects underway, including new towers along the Flagler waterfront.
